Transforming a Brownfield Site into a Vibrant Mixed-Use District
Marysville, Ohio, is reimagining 17 acres of underutilized property just outside its Uptown area as a thriving, mixed-use destination. Spurred by significant investment from Honda, the City is advancing an $81.4 million redevelopment effort that blends housing, recreation, and local culture to fuel continued community growth.
The project will introduce 250 new residential units, repurpose the former water treatment plant into a modern amenity building, enhance trail connections along Mill Creek, and transform the site’s iconic grain silos into a distinctive entertainment venue. OHM Advisors is leading civil engineering, site design, and landscape architecture efforts for the entire site. Architectural design efforts are focused on the residential component, which will incorporate Connect Housing Blocks — a prefabricated modular technology that enables efficient, high-quality construction.
The vision is being realized through a mix of economic development incentives, including a Transformational Mixed-Use Development (TMUD) credit, brownfield grant funding, and a historic preservation tax credit. Together, these tools are unlocking a bold new chapter for Marysville — turning a once-blighted property into a dynamic district that celebrates the city’s character while supporting its future vitality.
